Oil for a smoother ride is always good but i think the oil used on wood would be a little harsh for her delicate lady parts.

First - we have Carlson with propeller
Second - we live on 120m high and its enough to open window from 2 sides of apparts
(course if we open it from 3 sides - we just blown out of realm)
and we add supply air breezers room by room.
exhaust ventilation already exists
so after 1-2 month we be ready for modest 12-18 people orgies

Do you need the space because so many people want to come, or do you create the space and then have to find another 10-12 people?

we have 4 room and hipotetically in each can make activity 4-6 people )))
so I think ventilation (no just coolers) is on a critical path
