According to that picture the leather needs to be replaced.

On a serious note the leather reflects poorly on the manager/landlord of the realm who won’t replace worn out furniture and soft furnishings. 
Which in turn would encourage more views.

That is a very valid point. And I firmly agree with you. But I am not all here to watch the worn out furniture. Although that would ecourage increased views.
